Between the beach railway and Exmoor’s boundary

Minehead is a Somerset coastal town on the south bank of the Bristol Channel, 21 miles north-west of Taunton. Its parish includes Alcombe and Woodcombe. The West Somerset Railway terminates at the station beside the beach, and Butlins is part of the resort setting. Exmoor National Park lies immediately beyond the town boundary: Minehead itself is outside it.

The town is within our stated working area. We discuss roofs for homeowners, landlords and businesses from our base near Taunton. Give the full address and identify the roof concerned, rather than assume a beachside building and a hillside property have the same access or exposure.

The 1990 storm is context, not a roof diagnosis

A severe storm in 1990 washed away much of the beach and seriously flooded the town. An Environment Agency sea-defence scheme opened in 2001. That coastal record makes storm damage and drainage useful matters to discuss, but sea flooding does not prove that a roof covering has failed.

After strong wind, check safely from the ground for displaced ridges, verges and lifted flashing. In wet weather, note gutter overflow and the position of leaks. The actual shelter, roof orientation and condition should determine the repair; the Bristol Channel address alone cannot establish that fixings are corroded or the whole covering needs renewal.

Storm damage and slipped tiles

After a big blow, it's common to find a few tiles in the garden or a section of ridge missing. Before anything else, stay off the roof and keep clear of the area below in case more falls. Then call us. We offer emergency leak call-outs; the roof is made safe fast, then put right properly.

Our roof repair page covers the kinds of repairs we carry out. If water is already coming through, read our advice on what to do when your roof is leaking.

When repairs keep failing

If inspection shows widespread fixing failure or deteriorated underlay, repeated local repairs may no longer be appropriate. A full re-roof can then be considered from the evidence, rather than from coastal location alone. That means stripping the old covering and starting again with new membrane, battens, tiles or slates and leadwork. Our page on re-roofs and new pitched roofs explains what's involved.

Guttering and fascias in exposed spots

A roofline facing the sea needs gutters that are securely fixed and fascias that are sound. We replace old guttering, fascias and soffits as one job, so nothing is left half-done. Find out more on our guttering, fascias and soffits page.

We also fit flat roofs on extensions and garages and carry out chimney repairs, whichever your property needs.

Keeping on top of a coastal roof

You can't stop the weather, but you can spot trouble early. After a storm, have a look from the ground for tiles out of line, gaps along the ridge or lead that has peeled back. Inside, check the loft with a torch for daylight or damp. Anything odd is worth a call before the next spell of bad weather arrives.

Different parts of Minehead, different roof arrangements

Higher Town includes thatched and listed cottages, while North Hill has large Victorian houses with hillside roofs, chimneys and slate. Thatch enquiries need referral to a suitable specialist rather than an assumption that JBHomecare offers that service. Check listed-building requirements before altering a protected roof or stack. Somerset Council is the planning authority; conservation appraisals may retain the former Somerset West and Taunton grouping.

On a North Hill house, identify the actual stack and slope affected; at any property, a garage or kitchen roof can be a separate covering at a different level. Explain which roof is affected when arranging a visit. Photographs of the overall arrangement are useful if taken from a safe position, without climbing or standing under loose material.

Flat additions, chimneys and survey concerns

For flat roofs in Minehead, ask how the proposal deals with the supporting deck, outlets and junctions exposed to rain. Choosing a new membrane alone does not correct inadequate falls or a softened deck. The scope should distinguish replacement covering from any necessary repairs beneath it.

For chimney repair, the stack’s masonry and flashing should be assessed as related but separate components. A survey mentioning loft foam calls for a specific spray foam removal discussion, with the report available. Neither coastal location nor a damp mark establishes what work is required; an inspection should support the recommendation.

Quotes and booking

Call 07399 680142, Monday to Friday 8am to 5:30pm or Saturday 8am to 3pm, or send the details through our contact form. Jason will arrange to come over, inspect the roof and give you a free written quote. Inland, we also cover Wellington and, over the border, Honiton. Further along the coast? Our areas page lists the rest of the places we cover.

Recurring ridge movement

If ridges keep lifting, the bedding may have failed along the run. Assessment should consider whether rebedding or a mechanically fixed ridge makes more sense for the roof.

Gutters and fascias together

We replace guttering, fascias and soffits together so the roofline is sound as a whole, and quote for it in writing after a visit.

Frequently asked questions

Is Minehead inside Exmoor National Park for roofing permissions?

No. The park lies immediately beyond the town boundary. Somerset Council is the town’s planning authority. Confirm the property’s location and designation before work rather than assuming national-park rules apply to every Minehead address.

Can JBHomecare take on a Higher Town thatched roof?

Thatch needs specialist advice and should be referred to a suitable thatching specialist. For listed cottages, check consent before changes. Discuss any separate tiled or slated roof, chimney or drainage enquiry without assuming the business offers thatch work.

Does the 1990 Minehead flood show that my roof needs replacement?

No. The severe storm damaged the beach and flooded the town, with a sea-defence scheme opening in 2001. Those events are local context, not evidence about your covering. Replacement should follow inspection of the actual damage and roof condition.

What helps describe a North Hill roof after wind damage?

Give the affected slope, the height and the position of any loose slate, ridge or chimney material. North Hill’s large Victorian houses can have exposed hillside roofs; keep clear of unsafe areas and take photographs only from a safe position.
