Why maintenance saves money
A single slipped tile lets rain onto the felt. A gutter clogged with leaves overflows onto the fascia until the board rots. Moss swells, lifts tiles and blocks valleys. None of these is costly to sort out early, but each can lead to wet timbers, stained ceilings or a much larger repair if left. Planned roof maintenance is simply a way of making sure someone looks at the roof before the roof forces the issue.
What a maintenance visit covers
Planned checks
Tiles, slates, ridges, verges, flashings and valleys are looked over for anything loose, cracked or worn. For a fuller written picture of condition, see our roof inspection service, which often makes a good starting point before regular visits.
Gutters and outlets
Leaves, silt and moss are cleared from gutters and downpipes are checked to make sure they run freely. Our gutter cleaning page explains this part in more detail.
Moss and debris
Moss is removed from problem areas and debris cleared from valleys and behind chimneys, where it tends to collect. Heavier growth may call for a fuller clean; the roof moss removal and cleaning page covers the options.
Minor repairs
A slipped tile refixed, a small flashing lifted back into place, a cracked bit of ridge mortar patched. Where something bigger turns up, we explain it and quote separately so you stay in control of what's done.
Who regular maintenance suits
- Homeowners who'd rather not wait for a leak to find out something's wrong.
- Landlords with several properties to keep in order.
- Businesses where a leak would disrupt trade or damage stock.
- Older homes with chimneys, lead valleys and more details to wear.
Roof maintenance contracts
If you'd like visits on a regular basis, we can talk through what each visit would include and how often it makes sense for your building. Everything is agreed in writing up front, so you know what you're getting. Commercial owners may also find our commercial roofing page useful.
Keeping a record
After each visit, we can note what was checked and anything worth watching, with photos on request. Over time that builds a simple history of the roof, which is useful when budgeting, comparing quotes for larger work or showing a buyer or surveyor that the property has been looked after. It also makes it easier to spot gradual changes, such as a ridge that's slowly losing mortar, before they turn into a leak.
When maintenance isn't enough
If a roof is leaking now, you need a repair rather than a maintenance visit. Our roof repair page covers the common faults and how they're fixed. And when repairs keep coming back, it may be time to weigh up replacement.
