Why garage roof prices vary so much
On paper, a garage roof is small and simple. In practice, garages are built in all sorts of ways: felt on timber, corrugated sheets on steel purlins, concrete sectional units, pitched tiled roofs attached to the house. What's on top today, and what condition the structure is in underneath, decides most of the cost. That's why we don't quote a figure until we've seen it.
Size and shape
A single detached garage is the most common job. Double garages, those with a store at the back, or garages joined to the house with an abutment along one wall involve more material and more detail work. Where the roof meets a house wall, a flashing has to be formed properly, and that adds time.
Flat or pitched
The cost of garage flat roof replacement depends heavily on the system: EPDM rubber, GRP fibreglass or torch-on felt each have different material costs and fitting methods. Our flat roofs page explains the differences. A pitched garage roof is priced more like a small re-roof, with battens, membrane and tiles.
Deck and joists
On flat garage roofs, the timber deck under the covering often turns out to be soft from years of slow leaks. Replacing the deck adds materials and labour, and rotten joists add more still. A good quote will say whether a new deck is included or how any timber repairs found on the day will be handled.
Asbestos garage roofs
Many garages built before 2000 have corrugated cement sheet roofs that may contain asbestos. Removing these is not like stripping felt. Under HSE guidance, asbestos work must be carried out by people who are appropriately trained, and some types of work need a licensed contractor. The sheets may need testing first and must be disposed of correctly. Garage roof asbestos removal cost is therefore a separate element, usually arranged with a suitably qualified specialist before the new roof goes on. We don't remove asbestos ourselves; if we suspect it, we'll tell you so the right people can deal with it.
Access and waste
Garages tucked behind houses, down narrow paths or against boundaries take longer to work on and to clear. All old material has to go, and the volume of waste from a full strip adds to the price.
Garage roof repair and leak costs
If the problem is a single leak, the garage roof repair cost depends on what's failed: a split in the felt, a blocked outlet, a perished edge trim or a lifted flashing at the wall. These are usually small jobs. Repeated patching on an old, worn roof is where costs creep up, and at that point replacement is worth pricing too. For more detail, see flat roof leaking.
