Why roof repair prices vary
"Roof repair" covers everything from refixing one tile to replacing a whole valley. Two leaks that look the same from inside can have very different causes above. That's why we don't publish set prices: a quote has to reflect the actual fault, the roof it's on and how hard it is to reach.
The type of fault
- Slipped or broken tiles: usually small jobs if the felt beneath is sound.
- Ridge and capping: loose or cracked ridge tiles need rebedding or a dry fix, priced on length.
- Flashings: lead around chimneys and walls varies with the length and detail involved.
- Valleys: where two slopes meet, often involving lifting tiles either side.
- Felt and battens: local areas of perished underlay mean stripping and relaying that section.
Roof capping repair cost, for example, depends on how many ridge or hip tiles are loose and whether they're bedded in mortar or mechanically fixed. Our dry ridge and dry verge page explains the mechanical option.
Height, access and scaffold
Access is often the biggest single factor. A bungalow tile can be reached with a ladder and roof ladder; a chimney flashing on a three-storey house usually needs scaffold. When scaffold is needed, it's sensible to deal with any other faults while it's up.
Materials
Matching old tiles or reclaimed slates can take sourcing. Lead, membrane, mortar and fixings all add to the bill, and roofs with unusual or discontinued tiles cost more to patch neatly.
How roofers charge
People often ask about a roofer's day rate or how much a roofer charges per hour. Some small jobs are priced on time, but most repairs are better quoted as a fixed price for the work, so you know the total before it starts. We give a free written quote setting out what's included, rather than an open-ended day rate.
The cost of fixing a leaking roof
With a leak, the cost depends on finding the true source. Water can travel along timbers and appear some distance from where it gets in, so the first part of the job is tracing it. Our roof leaking page explains what to do straight away and how leaks are traced. A temporary make-safe may be needed first if the weather is bad, followed by the permanent repair.
The cost of waiting
A leaking roof rarely gets cheaper. Wet insulation loses its value, ceilings stain and can collapse, and timbers start to rot. A small repair done quickly is almost always less than the internal damage and bigger roof repair that follows if it's ignored.
Getting an accurate quote
Photos of the damage, the stain inside and the roof from the garden help us prepare. Noting when the leak appears, in any rain or only in wind-driven storms, also narrows down the cause. The more we know before the visit, the quicker the fault is found.
